The Board of Assessors is announcing that it has completed its state-mandated revaluation of all properties for Fiscal Year 2015 subject to certification review by the Bureau of Local Assessment (BLA) of the Massachusetts Department of Revenue (DOR). The BLA/DOR issued preliminary certification on September 10, 2014.

The revaluation is intended to reflect full and fair cash value of all properties as of January 1, 2014. On average, residential property values have increased from the previous fiscal year assessments (FY 2014)  2.5% . Commercial and industrial properties have seen a 2.6% increase in value from previous assessments in FY 2014. All classes of property have had interim year value adjustments from the Town’s last revaluation in Fiscal Year 2011 to keep current with market conditions.

As part of the DOR’s public disclosure requirements, the new Fiscal Year 2015 assessments are available for review by the public beginning on Friday, September 19 through October 3, 2014. The best method to view the new assessed values is through this website on the Assessments and Valuations Link and then on Fiscal 2015 Preliminary Values. These files are available in PDF format in order by either street location or owner last name. There are also books available at both the Assessor’s office in Town Hall and at the information desk at the Lawrence Library. This information is also available at our vendor’s website at www.patriotproperties.com and searching by town for property assessment information.

Public disclosure ends on Friday, October 3, 2014.

The Assessor’s Department is available to answer any questions Monday from 8:00 a.m. to 6:00 p.m. and Tuesday through Thursday 8:00 a.m. to 4:30 p.m. The office can be contacted at 978-433-0322 or by e-mail at assessors@town.pepperell.ma.us. Please note that the office is closed on Fridays but the information is still available online and at the library.
 
Motor Vehicle Excise Abatement 

In order to receive an abatement on your Motor Vehicle Excise Tax, certain paperwork is required by the Assessor's Office before the abatement can be processed. The paperwork needed depends on what you did with your vehicle. Abatement requests do not have to be made in person. It takes six to eight weeks to get a check back for your abatement. Abatements from one car cannot automatically be transferred to another bill. The check for the abatement amount will be directly mailed to you. 

No fees / interest can be abated. The abatement is based on the excise tax alone. You are still responsible for any fees and interest.

Meeting Schedule
The Board of Assessors typically meets monthly, but on an as needed basis with meeting dates to be announced and posted below, on the notices page, and on the bulletin board in Town Hall. Meetings are held in Assessor's Office in Town Hall unless otherwise posted.
